This project involves construction of two commercial buildings - Phase 2 (Main Construction Package) as part of T3 Business Park at Abu Dhabi International Airport. It encompasses construction of two office buildings with total built-up area of 33,294 square meters comprising a basement, ground floor and five typical floors (B+G+5). The built-up area for each building is 12,327 square meters and comprises retail units at the ground floor, leasable office space distributed over five floors and a combined basement parking of 8,640 square meters. This project also involves executive meeting and conference rooms, partially fitted office, office accommodation serviced by 3 lifts to all floors, grade ‘A’ facility specification, pantry and W/C facilities on each floor, dedicated staff and visitor parking facility, hotel, banks and food courts, free zone facilities and services, and one-stop solution for utilities, maintenance and other free zone services. The building design, simple as it may seem, proudly carries 2 ESTIDAMA pearls as a result of hard and well-coordinated work of Kling Consult team and other involved parties. The building systems include solar water heating, light sensors, waste segregation, sophisticated thermal control and others, which cumulatively give 55% energy savings and 35% water savings. The project turned out to be a success both for the Client and Kling Consult in many ways. Thorough planning and responsible approach resulted in the timely project completion with zero claims from the Contractor. All authority approvals were obtained by KC Abu Dhabi team in due time. 100% of offices were rented out even before the construction was completed.
