Falcon Island Development Project

This project involves the development of Falcon Island, located between Ras Al-Khaimah city and Umm Al Quwain. The natural island spanning 20ha, comprises 150 eco-villas and 11 waterfront mansions with 8 bedrooms, divided by a Venetian-style canal, alongside private beaches and parks. Villas which start at five bedrooms occupy an area of 390 sqm, and 11 palatial eight-bedroom mansions in the community span 1,625 sqm. The project includes up to 2,322 sqm of private beach area too. The scheme will feature solar panels on its bridge and community center to be the first residential development in GCC to achieve the Platinum Level Leadership in Energy and Environmental Design (LEED) rating for sustainability. Prices start at $1.5m (AED5.7m) for a five-bedroom villa, whilst the mansions cost between $6.8m (AED25m) and $8.1m (AED30m). Client is planning to issue the construction tender by end of May 2014 and appoint a contractor by June 2014, with mobilization to commence in July 2014. It is understood that infrastructure works will commence in mid-July 2014. The project is scheduled for completion in December 2016. A large portion of the work will start off-site, as the client is using pre-cast hollow sandwich walls with polystyrene and utility supplies sandwiched in the middle, allowing for fast construction on-site. This will reduce energy loss through the walls by 85% and the villas will be cooled via chilled water running through the pipes. An UK-based Co. is the master planner for the island, while Italian company is the architect. UK-based another company will supervise the infrastructure design. Italian firm will do the interiors. Furnishing will be provided by some others.
